Plot 10271 is a 1,172sqm parcel of land, located on the corner of Maruapula Rd and Leopard Rd, with an existing single-family residential house. The property located in an established middle-to high income neighborhood of Maruapula and is within a walking distance from Maru-a-pula Secondary School. This plot is ideally located in the heart of the city and is in close proximity to amenities such as hospitals, schools, shopping malls and business parks.
On June 2012, a structural assessment of the existing house was carried out by Multi-Tech Consult (Pty) Ltd, and the building was deemed structurally sound, albeit few repairable cracks. The client, however, expressed their desire to fully optimize on the potential of the plot, and made the decision to have the existing house demolished, to make way for a new income generating development.
