The precinct masterplan layout is conceptualized as concentric layers of buildings and spaces beginning with the 'kgotla' courtyard with an open air theatre at the centre acting like the nucleus. The immediate layer is the continuous canopy of the arts & crafts market. Then the shopping mall building is the second concentric layer that embraces the entire square, which represents part of phase 1 development and as such a catalytic intervention for the whole precinct. The third layer is the buildings of Mixed-use blocks (of up to three storeys) with retail on the ground and offices and/or residences on the upper floors. This layer can be implemented incrementally block by block as per the future needs and market needs.
There are stand-alone developments that will be part of phase 1 development and they include the following;
a. THE TRANSIT INTERCHANGE FOR BUSES & TAXIS,
b. THE HOTEL
c. THE FILLING STATION
d. THE DRIVE-THRU FAST FOOD RESTUARANT
The Transit Station is an integral part of the development and would serve as a source of pedestrian movement and traffic of passengers connecting between different modes of transport in and out of Greater Mochudi. The Mall design is intended to optimize on this movement by allowing the passengers to permeate through the development with multiple access points. In addition, the Mall offers a façade of small retail spaces acting as stalls for SMME (small to medium enterprises) on the West – end who will be primarily serving the Transit station.
